I tried this one and actually am considering a refinance of my mortgage so this may come in handy. Do I have to actually formally apply for one of the competing lenders to get the offer credit?

I don't think so. I don't own a home so I haven't done the offer, but I'm assuming you give them your info and they get back to you with various rates and offers. If that's the case, then I don't think you have to actually apply if you can get a better rate elsewhere.

I did not have to apply to one of the lenders. The offer did credit within 24 hours (not sure exactly when) but definitely not within 15 minutes.
