So, they weren't kidding when they said that the DRE (Department of Real Estate) Exam was one of the hardest tests you take.

Took my exam yesterday, took me about 2 or so hours to do.

I don't think I passed; but we'll see. Supposedly it's a 60% fail rate, so I don't have to feel too bad if I fail.

Oh well, if I fail it just means I have to take it again.

No...real estate was booming not too long ago. My sister was making money hand-over-fist in Florida before Katrina...since then she's actually had to take on a part-time job to make a little more money.

I failed the test. Needed 70%, I got 58%.

I'm retaking it next month sometime.

What job are you hoping to get out of this?

If you're trying to deal with real estate, why not do it on your own? (You may need to find a financial backer first, but if you can prove you're qualified you should be able to do it.)?

Well, I'm assuming he wants to sell real estate. In most states, brokers and agents -- whether independent or part of a firm -- must be licensed by the state and must pass a state certification test in order to conduct real estate business.

My dad deals with real estate in New York and to my knowledge never got a license. shrug

If he's buying and selling as a private owner/seller I wouldn't think he'd need one.

Chex is probably trying to get a license to be able to work as a broker/agent.

Exactly, you don't need a license to buy/sell your own property. If your dad is a real estate investor that buys & flips properties for a profit, then he wouldn't need to be licensed.

But to be a realtor/broker/agent that handles sales between other people, you've got to be licensed. Doesn't matter whether you're self-employed or not.

That's what I figured. But I was asking Chex why he didn't find someone to finance him, so that he can buy/sell his own property and avoid the limitations of brokering.

You do know that you don't even need money to be an investor, there are many ways of becoming a real estate investor without using any of your own money...I actually happened to come across a few great programs myself that were offers on some freebie sites. Robert Allen Real Estate and Dean Graziosis Think a Little Different programs are both great, I recommend you check them out if you are interested in this sort of thing.

Residential is hard right now, so many realtors and the market is so slow. Commercial seems to be where the money is right now. I'm in commercial, you really always have to have things cooking in the pot otherwise you can have some pretty slow months.

I read that it's really tough to be a broker and the top guys make most of the money so most people just quit after several years.

I've thought about getting a license but you have to take some courses first right? I guess it depends on the state too.

Wow, I'm shocked. What state are you in and was there a classroom requirement?

I got mine in New York 2 years ago and it was a breeze. We had to attend a class taught by a broker (can't remember how many hours 20-40) and then pass the class exam then the state exam. Both were easy, but I can see how it might be hard without a class.

I passed my exam and I never even finished reading halfway through the book because I did the home study course. I took a crash course review class offered by my "school" and that was the key to my passing. They told me what I needed to know to pass so I was able to answer the questions without having to read the whole question. I was in and out in 30 minutes and with no calculator. It's not hard, you just have to know how state exams are set up.

Just got back from West LA from re-taking the test. It seemed easier, I got done faster, and blah blah blah.

Hopefully I passed.

Selling real estate is so so hard. I used to work for a Realtor (answering phones) and they would all cry how much money they were losing. Yes losing, nobody wants to see a realtor drive up in a beat up old honda. Or wearing a tank top and sandals. So these guys would have to have huge car notes, nice suits, and buy lots of lunches. Most of the ones I know are either no longer doing it or now have 2nd jobs (
